For those agents that prefer to be more hands-on, Top-Notch TC can help with just MLS listing entry and compliance. Fees will be collected upon closing.

01 / Full-Service TC $350
BUYERS
Document Preparation: Draft buyer representation agreement plus all other broker required documents and send to agent and buyer to e-sign upon agent approval
Contract: Draft contract and addenda and send to buyer to e-sign upon agent approval, update as needed during negotiations until executed​​
Communication: Send introductory email to buyer, lender and agent with contract and addenda, and highlight important next steps and critical dates, keep in communication with all parties throughout transaction
Home Inspection: Send introductory text or email with buyer and chosen inspector (if agent requests)
Contract Amendments: Draft any contract amendments and send to buyer to e-sign upon agent approval, send to all parties
​Compliance: Upload all buyer rep docs and contract docs into agent's brokerage platform, ensuring they are all approved for compliance
Home Warranty: Ensure buyer has chosen a home warranty company and provide details to title (if agent requests)
Closing: Set up buyer closing time with title (if agent requests)
Closing docs: Request final closing docs and check copies from title upon funding for compliance records​​​
Termination docs: If contract falls through, draft termination docs, send to buyer to e-sign upon agent approval, send to all parties and update brokerage compliance platform

Listing Amendments: Prepare any listing amendments and send to agent and seller to e-sign upon agent approval, update MLS accordingly
Contract: Send approved offer contract to seller to e-sign
Communication: Send introductory email to title with executed contract and addenda, keep in communication with all parties throughout transaction

Showing Service: Add showing details for listing
Lease Agreement: Draft lease agreement and addenda and send to landlord/tenant (or tenant's agent) to e-sign upon agent approval
​Compliance: Upload all lease listing and lease agreement docs into agent's brokerage platform, ensuring they are all approved for compliance
Follow up: Reach out to landlord for payment once property is rented

TENANTS
