1 / You find the client and work the deal

Gather all your client's contact information, property address, and contract or listing details.

2 / You fill out our simple, but detailed, Transaction Services Form so we can start the paperwork

3 / Top-Notch TC provides the service requested

Your request will be handled quickly and efficiently by our team.

/ If Full-Service TC help is chosen, Top-Notch TC will continue to monitor the transaction and provide services as needed.

From start to finish, Top-Notch TC is here to help!  Fees will be collected upon closing.

/ If Limited TC help is chosen, Top-Notch TC will only provide the minimum listed services.

For those agents that prefer to be more hands-on, Top-Notch TC can help with just MLS listing entry and compliance.  Fees will be collected upon closing.

/ If Individual Service TC is chosen, Top-Notch TC will only provide the service(s) requested.

For those agents that just need a little help, Individual Service TC is the perfect choice!  Fees will be invoiced directly to agent upon completion.

01 / Full-Service TC $350

BUYERS

Document Preparation:  Draft buyer representation agreement plus all other broker required documents and send to agent and buyer to e-sign upon agent approval

Contract:  Draft contract and addenda and send to buyer to e-sign upon agent approval, update as needed during negotiations until executed​​

Communication:  Send introductory email to buyer, lender and agent with contract and addenda, and highlight important next steps and critical dates, keep in communication with all parties throughout transaction

Home Inspection:  Send introductory text or email with buyer and chosen inspector (if agent requests)

Contract Amendments:  Draft any contract amendments and send to buyer to e-sign upon agent approval, send to all parties

​Compliance:  Upload all buyer rep docs and contract docs into agent's brokerage platform, ensuring they are all approved for compliance

Home Warranty:  Ensure buyer has chosen a home warranty company and provide details to title (if agent requests)

Closing:  Set up buyer closing time with title (if agent requests)

Closing docs:  Request final closing docs and check copies from title upon funding for compliance records​​​

Termination docs:  If contract falls through, draft termination docs, send to buyer to e-sign upon agent approval, send to all parties and update brokerage compliance platform

02 / Limited TC $100

BUYERS

​​Compliance:  Upload all buyer rep and contract docs into agent's brokerage platform, ensuring they are all approved for compliance

Closing docs:  Request final closing docs and check copies from title upon funding for compliance records

Other:  Minor quick services, as needed

03 / Full-Service Listing TC $400

SELLERS

Document Preparation:  Draft listing agreement plus all other broker required documents and send to agent and seller to e-sign upon agent approval

​MLS Entry:  Enter property into agent's local MLS and keep it up to date with any future changes

Showing Service:  Add showing details for listing

Listing Amendments:  Prepare any listing amendments and send to agent and seller to e-sign upon agent approval, update MLS accordingly

Contract:  Send approved offer contract to seller to e-sign

Communication:  Send introductory email to title with executed contract and addenda, keep in communication with all parties throughout transaction

Contract Amendments:  Draft any contract amendments and send to seller to e-sign upon agent approval, send to all parties

​Compliance:  Upload all listing and contract docs into agent's brokerage platform, ensuring they are all approved for compliance

Closing:  Set up seller closing time with title (if agent requests)

Closing docs:  Request final closing docs and check copies from title upon funding for compliance records​​​

05 / Individual Service TC $TBD

BUYERS / SELLERS / LANDLORDS / TENANTS

06 / Landlord TC $125

LANDLORDS

Document Preparation:  Draft listing agreement plus all other broker required documents and send to agent and seller to e-sign upon agent approval

​MLS Entry:  Enter rental property into agent's local MLS and keep it up to date with any future changes

Showing Service:  Add showing details for listing

Lease Agreement:  Draft lease agreement and addenda and send to landlord/tenant (or tenant's agent) to e-sign upon agent approval

​Compliance:  Upload all lease listing and lease agreement docs into agent's brokerage platform, ensuring they are all approved for compliance

Follow up:  Reach out to landlord for payment once property is rented

07 / Tenant TC $75

TENANTS

Document Preparation:  Draft buyer/tenant representation agreement plus all other broker required documents and send to agent and buyer to e-sign upon agent approval

Lease Application:  Send lease application to tenant to fill out and sign, email signed application to listing agent

Lease Agreement:  Send approved lease agreement and addenda to tenant to e-sign, email signed agreement to listing agent

​Compliance:  Upload all lease agreement docs into agent's brokerage platform, ensuring they are all approved for compliance

Follow up:  Reach out to listing agent for payment once property is rented
